Preston New Road, Blackpool

At Preston New Road, the Co-op owned a former sports and social club with a site area of 3.9 acres. Outline planning consent was secured for 54 residential units subject to a S.106 Agreement requiring total contributions of £262,000 including £100,000 to mitigate the loss of sports provision. With the benefit of the planning consent the site was sold unconditionally for £1.125m together with an overage provision to share any future uplift in value should the developer seek to secure consent for a higher density scheme.
